Window Air Conditioner Installation Safety Guide

Safe Installation Requirements for Window Air Conditioning Units

Installing a window air conditioner correctly helps protect occupants, pedestrians, and property. Property owners and managers should also educate tenants about the importance of proper installation and safe use.

Before You Purchase or Install

Choose the Correct Size

Calculate the size of the room to ensure you purchase an air conditioner with sufficient cooling capacity.

Obtain Building Approval

Obtain permission from the building owner, management company, or condominium association before installation.

Verify Electrical Capacity

Ensure the electrical service is adequate for the air conditioner.

Whenever possible, use a dedicated electrical outlet.

Inspect the Window

Verify that the window, frame, and surrounding structure are in good condition before installation.

Installation Guidelines

Highly Recommended: Use a Licensed and Insured Professional Installer

To help protect the safety of occupants, pedestrians, and property, it is highly recommended that window air conditioners be installed by a qualified, licensed (where applicable), and insured professional installer.

Professional installation can help:

  • Ensure the air conditioner is installed safely and securely.
  • Reduce the risk of the unit falling from the window.
  • Help prevent serious bodily injury, death, or property damage.
  • Reduce the risk of improper installation that may result in personal liability or legal claims.
  • Verify that the installation follows the manufacturer's instructions and applicable building requirements.

While property owners and tenants are ultimately responsible for complying with applicable laws and building requirements, using a qualified professional installer is one of the best ways to help avoid accidents and potential liability.

Secure the Air Conditioner

Follow all manufacturer installation instructions.

Support the air conditioner from underneath or securely fasten it from inside using approved metal brackets, mounting rails, or angles.

All brackets and support hardware must be structurally attached to the building.

Supports must be capable of safely carrying the full weight of the air conditioner.

Secure All Components

Any shims or leveling materials used to position the unit must be independently fastened.

Secure all leveling materials to prevent movement caused by vibration, wind, or weather.

Window Safety

Install the unit so it remains securely in place if the window is opened.

Alternatively, secure the window so it cannot accidentally be opened.

Proper Drainage

Install the unit with a slight outward tilt to allow proper water drainage.

Do not over-tilt the unit.

Never Use Improvised Supports

Do NOT support or level an air conditioner using:

  • Wood blocks
  • Bricks
  • Telephone books
  • Drywall or gypsum board
  • Cans
  • Any other loose or unsecured objects

Keep the Unit Clear

Do NOT place anything on top of the air conditioner, including:

  • TV antennas
  • Satellite dishes
  • Plants
  • Storage items
  • Decorative objects

Keep Emergency Exits Clear

Never block fire escape windows or any required emergency exits.

Permanent Installation Requirements

(For air conditioners installed in windows that would otherwise require a window guard.)

1. Permanently Secure the Unit

The air conditioner must be permanently bolted into the window.

There must be no unguarded opening greater than 4½ inches on either side or above the unit.

Openings larger than 4½ inches must be covered with rigid metal panels capable of withstanding 150 pounds of pressure.

Accordion side panels alone are not an acceptable substitute where larger openings exist.

2. Install Metal "L" Stops

Install two metal L-shaped stops, one in each window sash.

The stops help prevent any opening above the air conditioner from exceeding 4½ inches.

If the air conditioner is installed directly against the lower window sash, L-shaped stops are generally not required.

3. Secure the Accordion Extensions

Secure the accordion side panels to the window frame using:

  • One-way sheet metal screws, or
  • Tamper-resistant metal screws.

Tenant Safety Notice

Window air conditioners can fall if they are improperly installed or become loose over time. A falling air conditioner can cause serious injury, death, or significant property damage.

Property owners and managers are encouraged to:

  • Inform all tenants about the importance of proper air conditioner installation.

  • Provide tenants with a written Window Air Conditioner Safety Notice before or during installation.

  • Require tenants to ensure that any window air conditioner is properly secured and maintained.

  • Strongly encourage or require, where permitted, that installation be performed by a qualified, licensed (where applicable), and insured professional installer to help reduce the risk of accidents and potential liability.

  • Periodically inspect installed air conditioners to verify they remain secure.

A posted safety notice serves as an important reminder that improper installation can create a serious safety hazard for building occupants, neighbors, and pedestrians.

Safety Reminder

Proper installation helps prevent:

  • Air conditioners from falling

  • Serious injury or loss of life

  • Property damage

  • Window movement caused by vibration or weather

  • Water intrusion and structural damage

Inspect the installation regularly to ensure all fasteners, brackets, supports, and window components remain secure.

Window air conditioner installation can present serious safety hazards if performed incorrectly. An improperly installed unit may fall from a window and result in serious bodily injury, death, property damage, or legal liability.

It is strongly recommended that every window air conditioner be installed by a qualified, licensed (where applicable), and insured professional installer. Professional installation can significantly reduce the risk of improper installation, personal injury, property damage, and potential legal claims.

Building owners, landlords, property managers, contractors, installers, and tenants are solely responsible for ensuring that all window air conditioners are installed, maintained, and inspected in accordance with:

  • The manufacturer's installation instructions.
  • All applicable federal, state, and local laws.
  • Building codes and safety regulations.
  • Requirements established by the property owner, condominium, cooperative, homeowners' association, or building management.

Installation requirements may vary depending on the building type, window construction, local regulations, and the specific air conditioner model. Always consult qualified licensed professionals before purchasing, installing, modifying, repairing, or removing any window air conditioner.
