2025 HPD Signage Requirements: What Every NYC Landlord Needs to Know (Short List)

Mandatory Signs (Required by Law)

1. Certificate of Inspection Frame – Must be posted in the lobby/entrance.
2. No Smoking or Electronic Cigarettes – Required in smoke-free areas like lobbies and hallways.
3. Carbon Monoxide Detector Notice – Must be a metal sign in the lobby/entrance.
4. Smoke Detector Notice – Metal sign required in the lobby/entrance.
5. Housing Information Guide Notice – Must be posted in the lobby/entrance.
6. Janitor Name & Address Sign – Displayed in the lobby/entrance.
7. Boiler Room Sign – Must include responsible person’s contact information.
8. Gas Leak Notice – Metal sign required in the lobby/entrance.
9. Fire Safety Plan & Building Info – Displayed in the lobby/entrance.
10. Emergency Contact Sign – Must list owner/management contact information.
11. Key to Boiler Room Sign (Two Signs) – One in the lobby and one near the boiler room door.
12. Recycling Rules Sign – Displays proper recycling guidelines.
13. Fire Safety Notice (FDNY) – Must be posted in the lobby and on apartment doors.
14. In a Fire, Close All Doors Behind You! – Required on both sides of stairwell doors.
15. Floor Number & Stairway Identification – Clearly visible on each floor landing.
16. Street Number Sign – Must be legible from the street.
17. Disaster Response Signage – Emergency notification required before weather emergencies.
18. Apartment & Guest Room Identification – Required for certain residential buildings.

Recommended Signs (Not Legally Required but Advised for Compliance & Safety)

1. Anti-Discrimination Notice – Recommended for lobby/entrance.
2. No Personal Property in Public Areas – Suggested for lobbies and hallways.
3. Window Guard Notice – Recommended but not required by HPD.
