The Department of Housing Preservation and Development (HPD) annually selects 300 Class A multiple dwellings for proactive inspections of self-closing doors. Buildings are chosen based on complaints, violations, and fire safety-related data from HPD, the Department of Buildings, and the Fire Department.
Building Owner Action Plan
✔ Check Notification from HPD – If your building is selected, you will receive an official notice by mail.
✔ Inspect All Self-Closing Doors – Ensure that every self-closing door functions properly in:
- Common areas
- Public spaces
- Hallways and corridors
- Apartment entry doors (where accessible) ✔ Test Door Functionality:
- Doors should fully close and latch without assistance.
- Hinges and closers should be secure and operational.
- No obstructions preventing the door from closing properly.
- Fire-rated doors should be undamaged and compliant. ✔ Make Repairs Before Inspection – Address any malfunctioning doors immediately to avoid violations. ✔ Schedule a Professional Inspection (If Needed) – Engage a qualified contractor to assess and repair self-closing doors.
Avoid Penalties & Emergency Repairs
❌ Violations Issued – HPD will issue violations if doors do not self-close properly.
❌ Failure to Correct Issues – May result in emergency repairs by the city and civil penalties.
Stay Compliant & Safe
HPD will publish an annual report on buildings inspected and their compliance status. Take proactive action now to ensure compliance, avoid fines, and protect residents from fire safety hazards.
