2025-NYC Fire Department Checklist for Building Owners

Pre-Inspection Preparation

  • Keep records of past fire inspections and violations.
  • Ensure third-party inspection reports (sprinklers, alarms, elevators, etc.) are up to date.
  • Have building plans, certificates of occupancy, and permits available.
  • Schedule inspections when the building is occupied (if feasible).

 Fire Safety & Maintenance

  •  Fire alarms & CO detectors installed and functional( each room recommended)
  •  All doors must be self-closing (including apartment doors).
  •  Stairwell doors must have signs and in hallway:
    "In a fire, close all doors behind you"
  •  Floor & stair numbers must be posted:
    • Both sides of stairwell doors
    • On each floor (visible sign)
  •  Inside each apartment door:
    • Fire Safety Notice ( Also provide to tenant on annual basis)
  •  Lobby signage requirements:
    • Smoke detector notice sign
    • Gas leak notice sign
    • Carbon monoxide safety sign
    • Fire safety plan
  •  Next to elevators:
    • Sign: "In a fire, do not use elevator"
  •  Stairwells & fire exits must remain clear at all times. No storage or obstructions.
  •  Emergency exit signs are illuminated and visible.
  •  Emergency lighting is operational (test batteries).
  •  Fire extinguishers are present, inspected, and easily accessible.
  • In chute rooms, post signage above the chute door per NYC Code §27-848.
  •  Apartment & Guest Room Identification Signage:
    • Comply with 3 RCNY §505-01
    • Proper apartment and guest room numbering
    • Directional markings and signs for clear emergency navigation
  •  Apartment Number Signs:
    • Clearly displayed on each apartment door.
    • Must comply with NYC fire safety and visibility standards.

 

Exit Routes

  •  Ensure all egress routes and corridors are clear of obstructions.
  •  Make sure exit doors are visible, accessible, and functional.
  •  No items stored in hallways, stairwells, or blocking exit routes.
  •  Exit doors must open easily without special knowledge or effort.

Electric Safety

Essential electric-safety rules include:

  • Check outlets for loose connections and corrosion.
  •  Use safety covers on outlets to safeguard children.
  •  Replace electric cords with worn spots or frayed wires.
  •  Do not place electric cords under carpets or furniture.
  •  Replace missing or broken wall plates.
  •  Do not overload outlets or power strips.
  • Outlets in public areas-Tamper-resistant receptacles:

 Storage & Hazardous Materials

  •  No storage in hallways, stairwells, or mechanical rooms.
  •  No flammable materials stored improperly.
  •  No obstructions to fire exits or sprinkler systems.

 Building Equipment Checks

  •  Sprinkler systems & standpipes are functional and inspected.
  • HVAC, electrical, & boiler rooms are clear of clutter.
  • Backup generators & fire pumps are tested.
  • Annual boiler inspection completed and documented.
  • Gas pipe inspection conducted as per zoning requirements.
  • Annual elevator inspection completed and documented.
  • Compactor room must remain free of garbage accumulation to prevent fire hazards.

Post-Inspection & Follow-Up

  •  Address violations within 30 days (or sooner for serious issues).
  •  Keep documentation of corrective actions.
  •  Schedule a re-inspection if required.
